You probably know that the real estate market generally picks up come Spring and Summer with more homes on the market and increased Buyer activity. So as a Seller, when is the best time to list?
To help answer this question, I want to show this graph that shows the 6 Phases to a Yearly Housing Cycle. The graph tracks the number of New Resale Listings hitting the market by month over a typical year.
As you can see in January & February, this is the New Year Kickoff phase, the number of listings are lower. Come March to June, or the Spring Market & Pre Summer phases, the number of resale listings pick up and peaks in June then starts to slowly descend in the Summer Market continuing to decrease throughout the Fall and reaches its lowest levels in the Winter Market.
With the least amount of listings available in November-February, or the Winter Market & New Year Kickoff phases, if you don’t want to face any other Seller Competition, you may choose to list in these months and get a premium home sale price. If you list your home in March-June, or the Spring or Pre Summer cycles, you may face other Seller Competition so you’ll want to make sure you are on point with your pricing & home presentation to outshine your competitors.
July to October are still good times to list your home with children being out of school in the summer months of July and August and temperatures are still mild for home buyers house hunting in September and October.
However, Puget Sound homeowners, good news for you is that with it being a shortage of inventory in all of our region combined with historical low interest rates, Buyer Demand is strong in our area allowing you the flexibility to sell when the time is right for you based on your own personal timelines. It can be suddenly now with that sudden job transfer, or right when you find the perfect dream home or if you’re wondering when – why not now? Buyer Demand is strong on the important caveat that you prepare and price your homes correctly.
